Investment Property in the Caribbean

The Caribbean – Property Investment Guide

For decades the Caribbean has been one of the premier investment locations for the wealthy who comprehend the possibilities of luxury tourism world. Boasting approximately 7,000 different islands, keys and reefs, the Caribbean has the ability to offer something for everyone whether it be an affordable property with rental possibilities or a million multi-dollar mansion by the beach.

Barbados is one the more expensive islands and 500,000 dollars will not buy you a great deal any more. Other more affordable options such as the Dominican Republic, Isla Margarita and the Turks and Caicos Islands are more than suitable for investors who desire a home in the Caribbean. Certain islands also offer themselves as tax havens and are great for duty free shopping trips in paradise.

The weather is one of the most compelling reasons to invest in the Caribbean as well as the closeness to its nearest tourist resource to the USA. The American tourists tend to enjoy the winter months in the Caribbean, away from the blizzards and freezing temperatures of the north, whilst the European and British tourists, tend to head to the Caribbean during the summer months, mostly because of the travelling time and the long school holidays.

Ad these two tourist markets together and you have the ideal investment scenario - properties with a year round rental market.

The Caribbean Property Market: Growing Economic Prospects

The continued rise of tourism on many of the Caribbean Islands has created a booming construction industry which in turn has assisted in helping the local economies to grow at unprecedented levels. For example Aruba now has over five times the hotel bed capacity it had twenty years ago. That may not sound a lot but Aruba is only a small island and many of its visitors that are included in yearly statistics are day visitors who have arrived on a cruise liner and are only in dock for a few hours.

Off-shore banking is also an important part of Caribbean commerce, particularly in The Bahamas, The Caymans Islands and Aruba

Living in the Caribbean: Sheer Luxury

The Caribbean has always targeted the luxury tourist market and there are any well established luxury resorts and award winning hotels scattered throughout the Caribbean....Jamaica, Antigua, Anguilla, the Bahamas, St Lucia to name just a few. The key for many of these top luxury resorts is to be mentioned or better still featured in articles such as the Condé Nast Traveller Gold List which is well recognised as top level advertising for award winning resorts and hotels.

Hotel related property investment and investment in luxury resorts in the Caribbean are exceptionally lucrative investment vehicles for those that can afford them. The Caribbean is full of millionaires who made their fortunes in the property market and hundreds who have made it solely in the Caribbean real estate market. These investors now have ultra luxury beachfront villas that they still rent out, just to a wealthier market.

On the bright side rain in the Caribbean can be quite a pleasant relief.

Some European carriers offer non stop flights to the major islands. Smaller islands often have basic airports which will mean you will have to walk from the plane to the airport terminals. There are a growing number of small Caribbean airlines that island hop with regular flights. Cruising the Caribbean is also a favourite way to explore the islands and thousands of cruise tourists visit the islands each year.

The Caribbean: A Buoyant & Varied Property Market

The Caribbean property market is a very varied market in both the for sale and rental sectors.

Beach front apartments and condos, luxury golf course homes and palatial mansions are mixed with farms, land and even private islands in real estate agents windows. All have place in the Caribbean real estate market place. The commercial market is also increasingly strong - “ as the tourist sector grows, the need for commercial units and industry also amplifies.

Many astute investors now see that adding a selection of Caribbean real estate to their property portfolio is a great investment before prices go up even further as has occurred in the more established islands such as Barbados. Islands such as the Dominican Republic and St Lucia are currently receiving huge levels of foreign investment and high returns are expected.

European investors are especially attracted now due to the weak dollar and the fact that many of the Caribbean islands buy and sell in US Dollars.
